Legal bits and bobs and the things you need to know when you stay with us

Confirming a booking / deposit

For all bookings we require credit / debit card details to confirm the booking.  In some cases (eg Christmas, special occasions, group bookings) we may also take a non-refundable deposit payment – this will be agreed with you in advance.   If you are unable to take your stay with us for whatever reason, we may charge your credit/debit card by the amount set out in our cancellations policy.

Payment

The price includes VAT at 20% unless otherwise stated.  Most major credit cards are accepted, but payment by credit card is subject to a 3% additional charge.  There is no surcharge for payment by debit card, unless this is an international card, when the 3% levy applies.

Cancellation policy

Once you have booked your stay, our agreement is a legal contract.  If, for whatever reason, you cannot take your holiday and you cancel more than two weeks in advance of your arrival date, you will not be charged (beyond any non-refundable deposit already taken).  If you cancel within one to two weeks of your arrival date, you will only be charged the price of your first night.   If you cancel less than a week before your arrival date, you will be charged the price of your full booked stay.  For this reason, we strongly recommend that you take out cancellation insurance, which is inexpensive and can be obtained from any good broker.

We would only cancel your stay if your accommodation was unavailable for reasons beyond our control.  We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by you for the accommodation.  Our liability would not extend beyond this refund.

Check in

Your accommodation will be available to you from 4pm on the day of arrival, unless we have arranged otherwise.  If you do need to arrive earlier, we may be able to arrange for you to drop off bags, even if the room is not ready.  However please arrange this with us in advance – otherwise there may be no-one around to welcome you.

Check out

Please be ready to leave your room by 10.30am on the day of departure, unless otherwise arranged.  Please try to leave the accommodation as clean as possible.  You must settle your bill in full before departure – if you are leaving before 8am, please pay your bill the evening before.  If you have made use of any further service for which payment has not been made during your stay, we will add this to your invoice.

Choice of suite / room

If you would like a specific suite or room for your stay, we will do our best to provide this.   However, we do reserve the right to move you without prior notice to an alternative that is appropriate to the numbers in your party if necessary.

Children & babies

Children are very welcome at our B&B – please indicate numbers of children and infants when booking, as this affects the room price.  Some family rooms can accommodate up to two adults and three children – please telephone to ensure you are booked into the most appropriate room for your needs.

Babies can be accommodated in every room.  We have cots, high chairs, baby baths and more – let us know what you need and we’ll do our best to provide this free of charge (availability permitting).

Children under 12 eat cooked breakfast at £6 and buffet breakfast at £4.  Under 2-year-olds can graze on the buffet for free.

Pets

Sorry, but we do not allow pets in our B&B.

Parking

Parking is on street and restrictions are in place from 8am-6pm, Monday to Saturday (Sundays free).  We have special hotel parking permits that can be used in ‘H’ zone spaces (all of our street and many surrounding areas).  The vouchers cost just £1 per day.

Smoking

We are strictly NO SMOKING.  Please smoke outside of the property and dispose of cigarette ends/ash safely in external bins – please DO NOT bring the cigarette remains back into your room for disposal as this makes our lovely rooms smell of smoke.  Guests believed to have been smoking in rooms may be charged £50.

Accessibility

Our Grade II listed Regency townhouse has LOTS of stairs and NO LIFT.  So sadly it is not appropriate to wheelchair users and those with very restricted mobility.  If you can manage the 20 steps to the first floor bedrooms, then please call us when booking to ensure you are not placed on a higher floor.   See our Access statement for the Guesthouse East.
